Communication

Inspections
Besides receiving monthly statements from White Sands Realty, absentee owners (our clients), receive semi-annual (or quartlerly, if contracted for) inspection reports, showing the ongoing condition of their property, along with maintenance advice with suggestions to enhance the worth of the investment.
Management Contract
You will find that the contract for Property Management is all inclusive. The Property Management division's responsibilities, to the tenant, to the property, and to you, the client, are all spelled out, leaving nothing to chance.
Lease Contracts
The Standard Lease Form of the White Sands Realty is only the beginning of the company's Lease documents. Lease Addendums cover all the fine points of Tenant responsibilities, within the framework of the Hawaii Landlord Tenant Code. The company is firm, but fair to it's client's tenants, and uses "reasonable" actions when pursuing and resolving problems.
Repairs
The company uses a small team of professional, independent contractors for property repairs. All repairs are authorized in a carefully screened manner, allowing no "unwarranted" job orders. Your expenses are watched, meticulously!
